Dunwoody Village New Restaurants: What's Open and Coming

The City of Dunwoody's schedule for Village Crossing shows construction in Winter 2029. Village Crossing is the 0.8-mile reworking of Chamblee Dunwoody Road through the heart of the Village, and as of September 2026 it was still in preliminary design. The changes you can see in the Village this year are coming from somewhere else: tenants moving out of existing buildings and new ones moving in.

From June to October, The Shops of Dunwoody lost a 27-year tenant and signed four new ones. On the other side of the Village, a restaurant opened in April in a space whose previous tenant had closed in January, then added a patio built to look like a horse barn. The street layout hasn't changed, but the businesses along it have.

A New Owner and Four New Leases

The Shops of Dunwoody sits on Chamblee Dunwoody Road, about two miles north of Perimeter Mall. Asana Partners, a Charlotte-based investment firm, bought the main 95,287-square-foot center for $27.5 million on March 31, 2025. It then spent another $7.5 million on three adjacent properties, including Sunshine Car Wash and office buildings along Nandina Lane. According to North Atlanta Star, those purchases gave Asana a larger, connected footprint around the center and control of several important access points.

Asana is the same firm that once owned Krog District on the Atlanta BeltLine. Since buying the Dunwoody center, it has refreshed the branding and put up new signage. In mid-June, JLL announced four leases totaling about 8,600 square feet: Tenku Sushi, Beyond Juicery + Eatery, JETSET Pilates and SWEAT440. JLL vice president Allie Spangler said in Shopping Center Business that the deals reflected "strong demand we're seeing for best-in-class wellness and dining concepts in strong, neighborhood-centric trade areas." JLL also said more deals were in negotiation and would be announced later in the summer. No facade renovation or larger construction plan has been announced for the center.

The longest-running story at the center ended first. Wasabi House closed June 14 after 27 years. The family-run restaurant was known for a traditional menu of Japanese and Korean-influenced dishes. Tenku Sushi is set to replace it as the center's evening dining anchor. Chef and owner Iwan Santo Phandj combines Japanese techniques with Indonesian and Western influences, and the restaurant imports ingredients such as bluefin tuna from Japanese markets. The Dunwoody location follows Tenku Sushi Elevation, which opened in April 2026 at Avenue East Cobb with a rooftop bar.

Here is where each of the four stood in early October:

Business Location Status as of early October 2026
Beyond Juicery + Eatery 5482 Chamblee Dunwoody Rd Open; listed as recently opened by September 4
JETSET Pilates 5482 Chamblee Dunwoody Rd, Suite 29A Its own location page says "Coming Soon"
SWEAT440 5488 Chamblee Dunwoody Rd, Suite 7 Its own location page says "Coming Soon"
Tenku Sushi The Shops of Dunwoody Listed as coming soon in September; no opening date announced

All four were expected to open over the summer and fall. Only one had opened by October.

What the New Mix Adds to the Day

Each of these leases fills a different time of day at a center that has served nearby streets since the early 1980s.

Beyond Juicery + Eatery serves smoothies, fresh juices, wraps, salads and grain bowls in a small fast-casual space. North Atlanta Star reported that the format is meant to bring in morning smoothie customers, office workers at lunch and residents picking up dinner. The Michigan-founded chain has more than 50 locations.

SWEAT440 is built around a timetable. Its 40-minute strength and interval workouts start every 10 minutes, so members can walk in without planning around a single class time. The Dunwoody studio is advertising a founders' membership of $129 a month for the first year. The company also has a studio in Roswell. JETSET Pilates, a Miami-based reformer studio, already has locations in Alpharetta, Buckhead and East Cobb.

Put together, the leases cover early mornings, lunch and evenings. Tenku is meant to hold the evening end. North Atlanta Star tied the mix to a wider change across Dunwoody and the northern suburbs: shopping centers that were built mainly for convenience are adding boutique fitness studios, specialty food and restaurants designed to keep customers on the property longer.

Across the Parkway, One Operator Runs the Turnover

Asana is changing The Shops of Dunwoody one lease at a time. On Dunwoody Village Parkway, a single operator has been doing the same thing with its own restaurants.

Dash Hospitality Group, founded by David Abes, runs a group of Village restaurants that Abes calls "Funwoody": Barn Booze and Bites, Morty's Meat Supply, Message In a Bottle and, since April 9, Stable Comfort Food & Cocktails at 1317 Dunwoody Village Pkwy. Stable took over the space from Steak & Grace, which closed in January after less than a year. The address went from one restaurant closing in January to the next one opening in April.

The patio took longer. As reported by the Dunwoody-Brookhaven Ledger, the covered outdoor space was part of the plan from opening day. Rough Draft Atlanta had described it as an all-weather space styled like a horse barn, with chandeliers and an outdoor bar. It took about four months to finish. The Stable Saloon opened Tuesday, Aug. 4, and the city promoted the debut that day.

The menu sticks to Georgia staples. There's a Southern Lazy Susan cheese and charcuterie board, barbecue pulled pork dumplings, Georgia mountain trout "pecandine" and twin whole-roasted quails with cornbread dressing. Daily meat-and-two plates include fried catfish, meatloaf and pot roast, and the bar serves a sorghum Old Fashioned. Abes told Rough Draft Atlanta in January that the team "threw out a couple of different concepts and really loved the idea of Southern food."

Two owners with different setups produced the same result this year. Both changed what a Village evening looks like without touching the road or the buildings.

Why the Leases Are Doing the Work Until 2029

The city's own projects explain why storefronts are the main source of change for now. Village Crossing held a public open house on March 3, 2026. By September it was still in preliminary design, with construction set for Winter 2029.

The other big Village question is also unresolved. According to Appen Media, Dunwoody is still negotiating to buy the U.S. Postal Service building at 1551 Dunwoody Village Pkwy. The site has a 14,000-square-foot building and more than two acres of parking. Ideas floated by the city range from a full park to renovating or replacing the building for Parks programming with green space. The sale had not closed.

One small piece of infrastructure is already done. The Old Spring House Path fills a short gap in the shared-use path network. It runs west from Chamblee Dunwoody Road along Old Spring House Lane to Georgetown Square.

That leaves one finished path connector, one property deal still in negotiation and one street project with construction scheduled for Winter 2029. In 2026 alone, the Village gained a Southern restaurant, a covered patio, a juice bar and three more signed tenants.

Holiday Events at the Same Storefronts

The holiday season puts these addresses back on the city's calendar.

  • Light Up Dunwoody: Sunday, Nov. 15, 2 to 6 p.m., at Donaldson-Bannister Farm, 4831 Chamblee Dunwoody Road.
  • Village Holiday Celebration: Nov. 22, held across Dunwoody Village and The Shops of Dunwoody.

The Nov. 22 celebration will likely be the first holiday event for any of the announced tenants that open before then. Asana's adjacent purchases, JLL's mention of more deals in negotiation and the still-pending post office site all point to more change in the Village before Village Crossing construction begins.

Some of the most consequential moves in Dunwoody Village happen before a sign goes up or a lease is announced.
